Investment Style - Within the commercial property market a “growth” approach could in-corporate a mix of prime properties with relatively low-income yields reliant on rental growth for performance. Where as a “value” approach could focus on higher yielding assets typically multi-let rather than singly-let buildings.
Fletcher King believe that the “value” approach offers clients the best performance. Property’s principle advantage as an asset class is its yield. Our philosophy is that an overall return target of 8%-10% is much more achievable if an asset’s running yield is 6%-7%.
We have a dedicated research department that works closely with the Fund Management/Investment team and Asset Management Department in developing strategies.
Fletcher King has access to all the main property data sources including PMA’s Promis, Focus, Egi, and IPD. They also have access to forecasting, asset allocation, and modelling and analysis skills. |
